Seller Concessions Reach a New US Peak

Seller concessions have reached a new high across the US, with about 45% of home sales in the most recent rolling three-month period (ending mid-Q3) including some form of seller assistance—the largest share at this time of year since at least 2020. That’s up from 43% a year ago, reflecting the shift as buyers gain more leverage thanks to increased inventory and softer competition. These concessions can range from help with repairs and closing costs to mortgage-rate buydowns, giving buyers more ways to manage their upfront costs beyond simply negotiating on price. Sellers are increasingly offering closing-cost credits and rate buydowns to stand out, not just cutting prices, which is changing how negotiations play out and opening up more flexible deal structures for buyers. Nationally, about 16% of homes sold in mid-Q3 combined a price reduction with a concession, making it even more possible for buyers to lower their entry costs. In my experience guiding clients through the Southwest Florida market, understanding these evolving negotiation trends is key to finding the right fit and making a confident move—whether you’re relocating, investing, or looking for your next home in paradise.
