Starter-home market cools, buyers gain leverage

With the starter-home market cooling, I'm seeing more opportunities open up for buyers—think more affordable listings, price reductions, and less of those intense bidding wars. Having guided many clients through the ups and downs of the Naples and Southwest Florida market, I know how these trends can shape your options—whether you’re searching for your first home, a community gem, or a waterfront retreat. My experience navigating everything from waterfront estates to new construction across Naples and beyond helps my clients make confident, informed decisions—no matter where we are in the cycle. • U.S. Sellers Adjust Prices for Autumn

As we head into autumn, sellers across the U.S. are taking a more flexible approach—median listing prices per square foot have dipped about 2% compared to this time last year, continuing a ten-month stretch of annual price declines. After several years of rapid appreciation, many property owners are now adjusting their expectations and trimming asking prices. Higher mortgage rates and some economic uncertainty mean buyers are weighing their options more carefully, especially when it comes to financing and home values.

For those of you who are pre-approved, this shift is opening up new opportunities. With more homes coming onto the market, it’s a great moment to compare options, negotiate favorable terms, and perhaps revisit neighborhoods that once felt just out of reach. I’ve seen firsthand here in Naples and across Southwest Florida how a thoughtful strategy can make all the difference—especially as sellers look to secure deals before the typical winter slowdown. Whether you’re relocating to Florida or searching for that perfect home by the Gulf, I’m here to help you navigate these evolving market conditions with confidence and local insight.

  • The Best Time to Buy a Home in 2026

If you’re considering a move, timing your purchase can make a real difference—especially here in beautiful Southwest Florida. Nationwide, the period from September 27 to October 3 in 2026 is projected to be especially favorable for buyers, with a richer mix of listings, gentler pricing, and less competition. In fact, active listings could be up 31.9% compared to the start of the year and 13.3% higher than the typical week, translating to more options for buyers everywhere.

During this window, listing prices are expected to be about 3.5% below their seasonal peak, which could mean around $14,000 in potential savings on a median-priced home near $416,000. With competition historically down by 30.1% and homes spending about 64 days on the market, buyers have more breathing room to find the right fit.

As someone who’s guided many through the ins and outs of Naples and Southwest Florida real estate—from waterfront estates to community favorites—I always look for opportunities to help my clients settle into their own slice of paradise at just the right moment. Early fall may offer broader choices, while later fall could bring even more flexibility on price. If you’re thinking about your next move, I’m here to help you navigate every step with confidence.

  • Seller Concessions Reach a New US Peak

Seller concessions have reached a new high across the US, with about 45% of home sales in the most recent rolling three-month period (ending mid-Q3) including some form of seller assistance—the largest share at this time of year since at least 2020. That’s up from 43% a year ago, reflecting the shift as buyers gain more leverage thanks to increased inventory and softer competition. These concessions can range from help with repairs and closing costs to mortgage-rate buydowns, giving buyers more ways to manage their upfront costs beyond simply negotiating on price. Sellers are increasingly offering closing-cost credits and rate buydowns to stand out, not just cutting prices, which is changing how negotiations play out and opening up more flexible deal structures for buyers. Nationally, about 16% of homes sold in mid-Q3 combined a price reduction with a concession, making it even more possible for buyers to lower their entry costs. In my experience guiding clients through the Southwest Florida market, understanding these evolving negotiation trends is key to finding the right fit and making a confident move—whether you’re relocating, investing, or looking for your next home in paradise.

At the same time, pending sales have dipped by 1.3%, reaching their lowest point since March. While the median asking price edged down by 0.1%, the median sale price is still up 1.8% compared to last year—reflecting the effects of higher mortgage rates and some economic uncertainty.
